Risk Disclosure.
Investments in real estate involve substantial risks. These disclosures summarise the key risk categories without claiming to be exhaustive.
§ 01
General
Investments in real estate may result in partial or total loss of capital invested. Past performance is not an indicator of future returns. This platform is directed exclusively at qualified investors under FinSA / FIDLEG.
§ 02
Market Risk
Real estate markets are subject to cyclical and macroeconomic fluctuations. Interest rate environment, economic conditions, demographics and regulatory changes can materially affect the value and cash flow characteristics of an investment.
§ 03
Liquidity Risk
Real estate investments are illiquid. Early disposal is generally not possible or only possible at significant discounts. The planned holding period and exit strategy must be compatible with the liquidity requirements of the investor.

Cash Flow and Rental Income Risk
Expected cash flows depend on occupancy, rental income trends, tenant creditworthiness and indexation. Vacancy, rental defaults or adjustments can negatively affect performance.
§ 05
Financing Risk
Leveraged investments are more susceptible to changes in value. Refinancing risk, interest rate risk and covenant breach can lead to forced sales or loss of equity.

Construction and Development Risk
Development deals involve additional risks from construction costs, build time, regulatory approvals, general contractor creditworthiness and market launch. Delays and cost overruns are common in the industry.

Legal and Tax Risks
Tax treatment, permits, management and disposal restrictions may change. Regulatory and double-taxation factors are particularly relevant for cross-border investments (e.g. Liechtenstein).

Platform and Counterparty Risk
The OwnMore platform is an intermediary layer. Contractual counterparties to investments remain the respective vehicles, vendors, banks and trustees. Insolvency of these parties can cause losses independently of the platform.
